Welcoming West Augustine Cottage

Good things do come in smaller packages and this sweet cottage delivers just that! Enjoying a sunny double lot, there’s room to exercise your dog and your green thumb and you can watch your garden grow from the screened front porch. Measuring 17’4 x 9′, this great outdoor space doubles as a second living room and a spot for outdoor meals when the cooler months are upon us.

Come inside and check out the living/dining/kitchen which run from the front porch to the rear sun deck. Diffused sunshine lights up this comfortable space and you have a couple of options for furniture groupings. Updated kitchen will inspire the cook in the family and a large breakfast bar offers seating for up to 4 for casual meals. Lots of drawers keep everything within easy reach and out of sight and you’ll appreciate all the prep space. Laundry room/pantry storage is across from kitchen and the backdoor is between the two for easy access to the grilling and chilling deck.

Bedrooms and bath are down the front hall. Bathroom has a tub/shower and has also been renovated. Main bedroom had been two smaller rooms and now it’s a generous sleeping retreat with walk-in closet and small office alcove. The resident owner is a bead artist so the second bedroom is her bead studio and presently full of shelving and equipment. It will make a fine guest room when you’re ready.

Let’s talk about the excellent outdoor spaces. In front, you have a 19′ x 12′ patio that has a northern exposure. On the west side, there’s an attached carport with a shed at the end and ample room for a workbench alongside the house. From the front door, it’s less than a 10 minute drive to all the cool places in the commercial W King corridor including some amazing comfort breakfast fare at the West Egg, cupcakes at Sweet City, Muggsy’s corner bar operated by our friends from Sarbez, the Local Refillery where you can buy all sorts of delicious stuff, Buena Onda, where the food is innovative and excellent and Bog Brewery where you can enjoy a brew or two. Downtown is another few minutes to the east and there’s a host of other offerings along US1 in both directions. Owner is installing a new roof so you can cross that off your to-do list.
